Residential Property

You will be allocated a personal conveyancer to whom you can have access throughout the transaction.

Our work covers all aspects of residential conveyancing including sales, purchases and mortgages.

We have secured membership to The Law Society’s Conveyancing Quality Scheme (CQS). This represents the mark of excellence for the home buying process.

In order to secure the CQS status we underwent rigorous assessment and it is a recognition of the high standards we provide to our clients.


Commercial Property

We are able to provide a wide range of services to include buying and selling, remortgaging and leasing commercial property whether on behalf of a landlord or a tenant.

Our aim is to provide personal, clear, effective legal advice at a fair price, consistent with the importance of the work undertaken.

You will be allocated a personal conveyancer specialising in the field to whom you can have access throughout the transaction.

When things do not turn out as planned or if you are in dispute regarding any aspect of commercial conveyancing or commercial leases, we are able also able to assist in seeking resolution of such matters through litigation.


Wills

Making a Will is a very important step to take. If you do not leave a will it will be for the law to determine who inherits your estate on death in accordance with the rules of Intestacy and this may not in fact be in accordance with your wishes.

Having a professionally drawn up Will can easily prevent this. As well as ensuring that your wishes are followed, we can advise you on all necessary tax issues and ensure any Inheritance Tax implications are minimised through effective estate planning.

Regularly reviewing your current Will is just as important as making one in the first place.


Probate

We understand it can be a difficult and stressful time following bereavement. Our expert Solicitors are able to provide a clear, sympathetic, and complete service to ease the pressure off you and your family.

Our friendly and professional service is designed to give you peace of mind. We are able to guide you through the process of obtaining Probate, closing bank accounts and investments, corresponding with the Local Authority and the Department of Work and Pensions, completing the inheritance tax return and distributing the estate in accordance with the will of the deceased or in accordance with the rules of intestacy if there is no will.

With Inheritance Tax affecting more and more people, it is essential that an estate is dealt with quickly and efficiently and makes the most of all available tax exemptions and reliefs.

If there are business or agricultural assets involved, it is extremely important that specialist advice is sought to minimise tax liabilities and business disruption.


Power of Attorney

The benefits of drawing up a Will are widely recognised. In doing so, you make provision for the winding up of your affairs after death. This not only has advantages for those who will find themselves administering your estate, but also gives you peace of mind, knowing that you have selected as Executors the individuals best suited for the role and have given them the necessary instructions.

Less well known are the opportunities available to make provision in advance for the possibility of you becoming incapable of managing your own financial and welfare affairs during your lifetime.

This becomes increasingly important as the risk of supervening mental incapacity grows through longevity, illness or accident.

The solution is, while mentally capable, to appoint someone to safeguard your interests and to act on your behalf if necessary. You can do this by making a LPA. Under an LPA attorneys can be appointed not only to look after your financial affairs, but also to make decisions on your behalf relating to health and welfare issues. The new type of document is known as a Lasting Power of Attorney (LPA). There are two types of LPA:-  

Property and Affairs LPA

These are designed for you to appoint attorneys to make a range of decisions including the buying and selling of your house and other assets, dealing with your tax affairs, operating bank and building society accounts and claiming benefits on your behalf.

Personal Welfare LPA

Attorneys appointed under this document can make decisions relating to your living accommodation and care, consenting to or refusing medical treatment on your behalf, and on day to day matters such as diet and dress.


Family Law

We are able to offer advice on all aspects of family law.

With more couples now deciding to cohabit rather than marrying or entering into civil partnerships, the preparation of cohabitation agreements and coming to an agreement regarding property and assets following relationship breakdown is now becoming more common.

We are also able to act on your behalf in relation to divorce proceedings and also financial settlements arising as a result of divorce.

We also have extensive experience in dealing with the arrangements to be made for any children of the relationship.


Agricultural Matters

We are able to serve the rural community by providing a wide range of legal services.

We have many years’ experience in acting in the sale and purchase of farms, smallholdings and agricultural land as well as remortgaging agricultural properties to ensure banking facilities for farming businesses.

We are also able to prepare and advise upon Farm Business Tenancy Agreements and grazing licences both on behalf of a Landlord and a Tenant.

Estate planning is a matter which all individuals should give consideration to however when dealing with an agricultural business the importance of planning ahead is critical to ensure both succession on the farm and the continuation and prosperity of the business. We are able to provide expert advice upon inheritance tax in relation to both estate planning and when dealing with the estate of a deceased individual.
